Read this ages ago cant remember who by or title

looking for a book I read prior to 2001.
not sure if its just a paranormal book or a paranormal romance, but here is what I remember of the storyline:
- Heroine moves into the home ( I think more of a castle), not sure of the reason why
- Ghost of a previous owner lives there, dosent realize he is dead, smell of cigars whenever he comes into his room where the heorine sleeps.
- old lady living at the castle that was really young when the ghost dies, not sure if murdered or not, but has one of his hands in a jar, think it had something to do with him unable to move on.
- there is another hero in the heroines life, who I believe she ends up with at the end of the story.
- at one point the ghost is able to occupy the other heros body to be with the heroine.
- i know the heroine helps the ghost move on or something to that nature.

Don't think I have read it but the plot sounds very familiar...a story like that I am sure someone here will recognise it.
